Every commercial HVAC service we offer in Orlando

Rooftop unit work looks simple from the parking lot. It is not. A full replacement involves matching the new unit to the existing curb and electrical service, sizing it to the building's actual load rather than a like-for-like tonnage swap, and commissioning it with real readings instead of just powering it on. A unit that short-cycles within a year of install was usually mis-sized or mis-charged to begin with. Knowing which is which is the whole job.

Below is everything we handle. Each page covers what the work involves, real price ranges, how long it takes, and the questions property managers actually ask us on site. If you are not sure which service you need, call (407) 676-7681 and describe the problem — we will tell you for free, even if the answer is that you do not need us yet.

Rooftop units: install, repair, replace

The bulk of what we do. RTU installation covers new package units on new construction or added capacity. RTU repair & emergency service is our most requested job — a unit down or underperforming, diagnosed and fixed fast. RTU replacement & retrofits handles end-of-life units swapped out on a curb-matched schedule.

Maintenance

Preventive maintenance contracts catch failures before they become emergency calls — scheduled inspections, filter and coil service, and written documentation for every visit, across single units or full rooftop arrays.

Refrigeration & chillers

Commercial refrigeration service covers reach-ins, prep tables and display cases for restaurants and grocery accounts. Chiller service & repair handles air- and water-cooled chillers for larger buildings. Walk-in cooler & freezer service keeps walk-in boxes at temperature for food-safety compliance.

Efficiency & commercial programs

Energy efficiency retrofits covers economizers, VFDs and controls upgrades that cut kWh without cutting comfort. We also handle scheduled multi-unit PM programs for retail centers, office parks and multi-family properties within any of the eight service categories above.

Not sure what you need? Text a photo of the unit nameplate to (407) 676-7681. We will tell you which service applies and roughly what it costs, usually within the hour.

Where we do this work

All eight services are available everywhere in our service area — Orlando proper plus Winter Park, Lake Nona, Kissimmee and the rest of metro Orange County. No trip charge anywhere on that list.

Questions

Commercial HVAC service FAQs

Start with RTU repair & emergency service, even if the unit has not fully failed yet. A technician diagnoses whether it is a refrigerant, electrical or mechanical issue before quoting anything. If the same unit keeps coming back with new failures, we will usually suggest evaluating replacement instead of repeat repairs.

Yes. Most of our volume is single-building accounts, but we also handle multi-tenant retail centers, office parks and multi-family properties with rooftop arrays. For property-management work we provide a certificate of insurance and W-9 before starting, and we schedule around occupied-building hours where access requires it.

Almost always, and it saves you money. A very common combination is a PM inspection plus a minor repair found during that visit, or a refrigeration service call plus an RTU check on the same property. Bundling means one trip, one setup and one price rather than two separate service calls.

Age, refrigerant type and repair cost relative to replacement cost are the three biggest factors. We check all three on every estimate and give you an honest recommendation, not the answer that makes the bigger invoice.

A service call is a one-time dispatch for a specific problem. A preventive maintenance contract is scheduled recurring inspections designed to catch problems before they become service calls — filter changes, coil cleaning, electrical checks and a written report each visit. PM contracts typically reduce emergency calls significantly over a year.

Our energy efficiency retrofits service covers economizers, VFDs and basic controls upgrades tied to HVAC equipment. We do not do full building automation system design or integration — if your building needs that level of controls work, we are happy to point you toward integrators we trust, and we will handle the mechanical side.

Repairs are typically same-day. Replacements normally run same-week to two weeks depending on equipment lead time and crane scheduling if needed. That stretches during peak summer season, so call earlier for non-urgent replacements.

A written workmanship warranty on every repair and installation — standard practice in commercial HVAC. If something was installed wrong or a repair does not hold, tell us and we come fix it. A separate, unrelated failure or lack of maintenance after handoff is not a workmanship issue, but we will always come look and tell you honestly which category it falls into.

No. Estimates are free and on site, because there is no honest way to price a rooftop job from a phone description alone. We inspect the unit, pull electrical and refrigerant readings, and hand you a written flat price. There is no deposit required to get that number and no obligation to book.

Everywhere in our service area at no trip charge: Downtown Orlando, College Park, International Drive, Lake Nona, Winter Park, Maitland, Altamonte Springs, Longwood, Sanford, Winter Garden, Ocoee, Apopka, Dr. Phillips and Kissimmee. Outside that, call and ask — we sometimes make the drive for larger multi-building accounts.
